Through Fairway Independent Mortgage Corporation, I have access to a bridge loan program that lets your client tap the equity in their current home for the down payment on the new one — so they can make a clean, non-contingent offer without waiting for their home to sell.
Depending on the client's situation, I also work with programs through HomeLight, Knock, and Calque. Some situations call for a bridge loan. Some call for a DTI solution. Some call for a combination. I figure out which one fits in about 20 minutes.
