Win the Bidding War with the
    Fairway Cash Guarantee™

When competing against cash offers seems impossible, level the playing field. Give sellers the ultimate peace of mind and make your offer stand out.

What is the Fairway Cash Guarantee™?

In a tight housing market, cash is king. Sellers love cash offers because they don't have to worry about a buyer's financing falling through. The Fairway Cash Guarantee™ gives you that same competitive edge, even if you're getting a mortgage.

If your financing falls through after an accepted offer, Fairway will either:

Buy the home from the seller in cash

Give the seller $10,000 cash if they choose to relist

In short, we take on the risk so the seller doesn't have to—making your offer incredibly attractive.

    How Does It Work?

To qualify, you simply need to meet these criteria:

    • Have a Fairway Advantage Pre-Approval
    • Use a conventional, FHA, or VA loan
    • Buy a single-family residence
    • The home must be your primary residence (no investment properties)

    Important Note:

The guarantee only applies if you no longer qualify for financing after having your offer accepted.

It does not apply if you decide not to buy the home due to inspection issues, or simply change your mind.

    The Bottom Line

You don't need to put up the cash yourself to compete with all-cash buyers and investors. We provide the security and reassurance sellers are looking for, helping you make a strong, winning offer.

Stop losing out on your dream home. Let's make your next offer count.

    Start Your Advantage Pre-Approval

Fairway Cash Guarantee® requires a Fairway Advantage® Pre-Approval. Fairway Advantage® Pre-Approval is based on a full review of the borrower’s creditworthiness and is contingent upon there being no material changes in the borrower’s financial condition or creditworthiness at the time of final loan approval. Final loan approval is subject to the following conditions: (1) borrower has identified a suitable property, and a valid appraisal supports the proposed loan amount; (2) a valid title insurance binder has been issued; and (3) borrower selects a mortgage program and locks in an interest rate that will support the pre-approved monthly payment amount. Loan must close before the expiration date provided in the pre-approval. Offer not available on USDA, bond, or DPA programs. Sale of home proceeds contingency not allowed. Please note that submitting verifying documentation is not a requirement to receive an estimate of closing costs associated with a mortgage loan.
